FELIDA PARK SENIOR HOUSING + PACE
Specialized Housing Inc is engaged in the development of 65 units of new affordable senior housing in the Felida/Salmon Creek neightborhood of unincorporated Clark County, Washington. The approved project includes a large PACE FACILITY or “Program of All Inclulsive Care for the Elderly”, that will serve project residents and all qualified seniors in Clark County who are 55 years of age or better and Medicad long-term care elligable. The three story one and two bedroom apartment buildings has a large private garden, walking trails, generous indoor amenity spaces, an outdoor firepit and barbeque area and direct access to the adjacent 15 acre Felida Comminuty Park, shops and transit service.

Specialized Housing, Inc. is the new owner of 1.37 acres of land and an existing five-bedroom single family house located at 12406 NW 36th Avenue in the Felida/Salmon Creek Neighborhood of unincorporated Clark County, Washington. The site received a zone change and preliminary short-plat approval following a Type III public hearing in the Summer of 2023.
The preliminary site plan calls for conversion of the existing five-bedroom single-family house into a group home to serve special needs residents or frail elderly. SHI is also engaged in a deeper analysis of community demand for 5 new single-family houses to be built on approved lots. The new housing designs are focused on people with intellectual and developmental disabilities, “I/DD”.
The 2 and 3-bedroom single story houses will have direct access to the adjacent Felida Park All Abilities Play Area, walking trails, and 15 acres of park amenities. Over the next two years, Specialized Housing is committed to working with the neighborhood, public agencies and other not for profit service provider organizations to determine the greatest demand for special needs housing in the Felida Neighborhood and to cooperatively refine group home and single-family housing designs.
